7:00 PM

Glenn called the meeting to order. The minutes of 11/2/16 were reviewed. Gary made a motion to approve as amended. Alan seconded the motion. Alan, George, Glenn & Gary voted in favor. Andrew, Ricky & Mike abstained as they were not in attendance at that meeting. 

Case 2016-04 (Detrick – Variance) – Michael Detrick has applied for a variance to Article III, Section G, Sub-Section 1.c, [Setback from Property Lines]. The applicant is proposing to construct an addition to an existing deck which will extend to eleven feet (11’) from a property sideline. Fifteen feet (15’) is required. The property is located on Dover Road within the Residential/Commercial Zoning District and is identified on Epsom Tax Map as U-1, Lot 21.

The members voting on tonight’s case will be Glenn, George, Ricky, Alan & Andrew.

Nancy Vanscoy was sworn in and said at the last meeting it was discussed that they did not have a formal site plan. They have since had a site plan prepared. The plan reflects that the new structure will be 7-1/2’ away from the property line.

She advised that they are still waiting to get their Shoreline Protection Act permit.

There is no public in attendance to provide comment.

Gary made a motion to close the public hearing. Andrew seconded the motion. All in favor.

Andrew made a motion to approve the variance request with the following conditions:

The deck shall be built no closer than 7 feet from the property sideline.

Copies of all necessary state and town approvals associated with construction of the deck (e.g. shoreline protection permit) shall be provided to the Zoning Compliance Officer prior to issuance of the Zoning Compliance (building) permit.

Ricky seconded the motion. All in favor.

Glenn briefly updated the board on upcoming cases.
